Leasehold Block Manager – Peterborough & homeworking when required

A vacancy has arisen for a Leasehold Block Manager. We are looking for:

An individual with a strong desire to develop their career. A confident, positive and outgoing attitude is essential, as is the ability to communicate both face to face, over the phone and by email. You should have strong IT skills including demonstrable experience of using Qube software and possess confidence in using Microsoft Office and Excel. A professional approach and strong work ethic are as important as anything else.  You may have a degree in Building Surveying, Engineering, Estate Management, or Real Estate. You will also be fully conversant with regulations relating to Leasehold Management and GDPR obligations.

The essentials:

You will need:

  • At least 3 years’ experience of using the Qube application
  • A good understanding of residential property management, particularly block management, and associated regulations
  • Minimum AIRPM qualified and currently studying towards MIRPM or RICS
  • Very strong communication skills
  • A professional appearance and attitude to work
  • A desire to have an impact, and make a large contribution to the company and the customer experience
  • A full UK driving licence

This will involve:

  1. A self-starter with a positive, ‘can-do’ attitude managing a portfolio of properties on existing and new build developments.
  2. Sustaining and strengthening our effective working relationships with clients, management company directors, residents and the supply chain.
  3. Promoting the role of PREIM as a company that helps residents to build and shape sustainable communities, where people love living.

Key responsibilities of the role:

Leasehold Block Manager Role Responsibilities & Duties

  • Based in the Peterborough offices, homeworking when required by Government restrictions and by prior agreement with your line manager.
  • Responsible to the Head of Leasehold Management for the management of all Leasehold properties in accordance with:
    • Management Agreements
    • Leases
    • Statutory requirements
    • Regulatory requirements
    • PREIM Ltd procedures
  • With respect to leasehold properties:
    • Provide main point of contact for your estates / blocks
    • Take ownership of all issues arising on your estates / blocks, and track through to close
    • Maintain each block in a state of strict compliance
    • Implement the Block Maintenance Procedure for each block
    • Maintain and implement a planned maintenance schedule for each block
    • Instruct and manage “local” works required (subject to delegated authorities and for referral)
    • Instruct and manage works within framework contracts
    • Manage the relationship with Management Company resident directors
    • Promote the role of PREIM to the property owners
    • Build relationships with property owners and steering committee
    • Meet the steering committees at least once per year but as required
    • Pro-actively advise the property owners via the steering committee
    • Monthly Reporting to Management Companies
    • Arrange, convene, chair and minute the annual shareholders meeting
    • Implement suitable processes & procedures
    • Take handover of estates from Developers
    • Deal with communication of all matters relating to estate maintenance
    • Prepare draft annual service charge budgets
  • Advise the Steering Committee / Directors of:
    • Planned maintenance works on the estate / block draft budget
    • Inspections & Surveys
    • Service charge expenditure throughout the year in comparison with the budget
  • Provide feedback to members and Steering Committee / Directors, even if this is “no”
  • Develop “local” supply chain
  • Cover the out of hours “On Call” service in rotation with the other Customer Accounts Managers (CAMs)
